Construction Manager

This NRFP is to source and retain a qualified Construction Manager (“CM”) to work under the direction of the Toronto Zoo’s Project Manager on the Conservation Centre project, and to act as the Prime Contractor for the project.

Conservation Centre Project

Architecture

  1. The new two-building, animal exhibit and interior renovations for the existing Membership Building Project (the “Project”) is currently being designed by Zeidler Architecture Inc. (the “Consultant”).
    1. The two-storey building will be primarily post-secondary teaching classrooms and laboratory (wet and dry) classrooms; and
    2. The one-storey building will be administration and retail spaces. It is at approximately 100% design development and enabling works are expected to take place in early 2023.
    3. The new buildings will be targeting net zero emissions as per City of Toronto requirements.
    4. Renovation work required to “make good” the existing Membership Building, related to proposed demolition as indicated in the NRFP documents.
  2. Coordinating Project with Operations
    1. Phasing within an ongoing operating environment will be critical to the success of this Project to coordinate demolition, temporary facilities and new construction while maintaining a fully operational site. The Project integrates an animal exhibit within one of the proposed buildings and construction would abide by the AZA guidelines.
  3. Zoo Welcome Area
    1. The existing front entrance of the Zoo was designed and built as part of the original construction. Minor modifications have been made subsequently with the addition of the Greenhouse gift shop, the expansion of admission booths, and also landscape upgrades.
    2. The Conservation Centre will be a state-of-the-art community gathering point and shows the Toronto Zoo as a world-class institution in the zoo community. This major revitalization is pivotal to signify the guests’ arrival point to the largest zoo in Canada and to provide essential and compelling guest services. This area of the Zoo has a major impact on the guest perception as it is the first and last point that a guest sees during their visit. The new front entrance is to be welcoming, functional, and will leave a lasting impression on all. The design includes guest admissions, retail, an otter exhibit, office space, labs, classrooms, and guest washrooms. The Conservation Centre will be active year-round and in the evenings.
